and grass and organics will be scraped away and hauled off in order to remove any elements that can decompose and cause the soil to shift over time #### Sloped Grade If the lot is sloped, more tractor work and fill dirt is needed to build a flat pad site for the home to sit on #### Retaining Wall For sites with a lot of slope, sometimes a retaining wall is required, so the grade of the soil can be stepped down.  #### Well For sites without water connections provided by a city or co-op.  Local drillers will know how deep the wells in an area typically run so the cost can be estimated ahead-of-time. #### Septic A quick soils test can be performed to determine which type of waste system is required: a leach system or an aerobic spray system.  #### Gravel Drive If there is no driveway on site, 1" recycled concrete can be laid and compacted by a tractor, and can be used as a temporary or permanent drive.  Finish material like gravel or concrete can be laid over it if desired.  #### Culvert & Approach Some counties or roads will require a culvert - a steel pipe running through concrete encasement, in order to allow water to pass through the bar ditch and underneath the drive.  #### Concrete Paving 4" concrete with steel reinforcement is the most common exterior paving material.  #### Irrigation In order to keep the soil around the foundation from drying out, a drip system around the house is always a good idea.  In addition, a full automatic sprinkler system with a rain sensor can be designed.  #### Landscape / Seed / Sod Sod options include Bermuda, saint augustine, and hydro-seed.  2" of top soil can be added for additional soil nutrients if desired.   #### Electric Service Lateral The electric service line will need to be trenched and run to the house where the meter base will be installed. Some power providers include this service in their budget for new service, and some do not.
